Agreement between User and Rentlab

Welcome to https://www.rentlab.app. The https://www.rentlab.app website (the "Site") is comprised of various web pages operated by Rentlab.

https://www.rentlab.app is offered to you conditioned on your acceptance without modification of the terms, conditions, and notices contained herein (the "Terms"). Your use of https://www.rentlab.app constitutes your agreement to all such Terms. Please read these terms carefully, and keep a copy of them for your reference.

https://www.rentlab.app is a software-as-a-service (SaaS) platform. Rentlab helps landlords track income and expenses for rental properties.

Privacy

Your use of https://www.rentlab.app is subject to Rentlab's Privacy Policy. Please review our Privacy Policy, which also governs the Site and informs users of our data collection practices.

Electronic Communications

Visiting https://www.rentlab.app or sending emails to Rentlab constitutes electronic communications. You consent to receive electronic communications and you agree that all agreements, notices, disclosures and other communications that we provide to you electronically, via email and on the Site, satisfy any legal requirement that such communications be in writing.

Your Account

If you use this site, you are responsible for maintaining the confidentiality of your account and password and for restricting access to your computer, and you agree to accept responsibility for all activities that occur under your account or password. You may not assign or otherwise transfer your account to any other person or entity. You acknowledge that Rentlab is not responsible for third party access to your account that results from theft or misappropriation of your account. Rentlab and its associates reserve the right to refuse or cancel service, terminate accounts, or remove or edit content in our sole discretion.

Children Under Thirteen

Rentlab does not knowingly collect, either online or offline, personal information from persons under the age of thirteen. If you are under 18, you may use https://www.rentlab.app only with permission of a parent or guardian.

The Service is not intended for business use by minors under 18. Minors may not enter into binding contracts on behalf of any business entity.

Subscription and Payment

Rentlab offers both free and paid subscription plans. Paid plans are billed on a recurring basis (monthly or annually) as selected during signup. By providing payment information, you authorize us to charge the applicable fees to your payment method.

Free Trials: If we offer a free trial, your trial period will automatically convert to a paid subscription at the end of the trial unless you cancel before the trial expires. You will be charged the applicable subscription fee when the trial ends. To avoid charges, you must cancel your subscription before the trial period expires.

We may change subscription fees with 30 days' advance notice via email. If you do not agree to the new fees, you may cancel your subscription before the new fees apply. Continued use of the Service after the pricing change takes effect constitutes acceptance of the new pricing.

Cancellation/Refund Policy

You may cancel your subscription at any time through your account settings or by contacting us at help@rentlab.app. Your access to paid features will continue until the end of your current billing period.

No Refunds: All subscription fees are non-refundable. We do not provide refunds or credits for:

• Partial months of service
• Unused time on a subscription
• Subscription charges that have already been processed
• Free trial periods (if applicable)

Refunds are only provided as required by applicable law or at Rentlab's sole discretion.

User Data Ownership

You retain all ownership rights to the financial data and information you enter into Rentlab. This includes, but is not limited to, property information, tenant records, expense data, payment history, and any other content you create or upload to the Service.

By using the Service, you grant Rentlab a limited, non-exclusive license to process, store, and display your data solely for the purpose of providing the Service to you. We will not sell, share, or use your financial data for any purpose other than operating the Service, except as required by law or with your explicit consent.

Aggregated Data: Rentlab may collect, use, and share aggregated, anonymized data derived from your use of the Service for purposes such as analytics, product improvement, and benchmarking. This aggregated data does not identify you or your specific properties and cannot be traced back to you.

Data Backup: While we maintain regular backups of our systems, you are solely responsible for maintaining your own backups of your data. Rentlab is not liable for any loss, corruption, or deletion of your data. We strongly recommend using our export features to regularly back up your data.

Data Security

Rentlab takes the security of your financial data seriously. We implement industry-standard security measures to protect your information from unauthorized access, disclosure, alteration, or destruction. These measures include encryption, secure data storage, access controls, and regular security assessments. Data Export and Portability

You have the right to export your data from Rentlab at any time. The Service provides functionality to export your financial records, reports, and other data in standard formats such as CSV, Excel, or PDF.

In the event of account termination (whether by you or by Rentlab), you will have a reasonable period (at least 30 days) to export your data before it is permanently deleted from our systems. After this grace period, your data will be permanently deleted unless otherwise required by law.

Backup Retention: We may retain backup copies of your data for up to 90 days after deletion for disaster recovery and system integrity purposes. These backups are not accessible to you and will be permanently deleted after the retention period. We recommend regularly backing up your data by using our export features.

Service Availability

Rentlab strives to provide reliable service availability, but we do not guarantee that the Service will be uninterrupted, timely, secure, or error-free. The Service may be temporarily unavailable due to:

• Scheduled or emergency maintenance
• System upgrades or updates
• Technical issues beyond our control (e.g., internet service provider outages, third-party service failures)
• Security incidents requiring immediate action

We reserve the right to suspend, modify, or discontinue any aspect of the Service at any time with or without notice. Rentlab is not liable for any loss or inconvenience resulting from service interruptions, downtime, or unavailability.

Force Majeure

Rentlab shall not be liable for any failure or delay in performing its obligations under these Terms if such failure or delay is caused by circumstances beyond our reasonable control, including but not limited to: acts of God, natural disasters, war, terrorism, riots, embargoes, acts of civil or military authorities, fire, floods, accidents, pandemics, network infrastructure failures, strikes, or shortages of transportation, facilities, fuel, energy, labor, or materials. In such events, our performance obligations will be suspended for the duration of the force majeure event.

Links to Third Party Sites/Third Party Services

https://www.rentlab.app may contain links to other websites ("Linked Sites"). The Linked Sites are not under the control of Rentlab and Rentlab is not responsible for the contents of any Linked Site, including without limitation any link contained in a Linked Site, or any changes or updates to a Linked Site. Rentlab is providing these links to you only as a convenience, and the inclusion of any link does not imply endorsement by Rentlab of the site or any association with its operators.

Certain services made available via https://www.rentlab.app are delivered by third party sites and organizations. By using any product, service or functionality originating from the https://www.rentlab.app domain, you hereby acknowledge and consent that Rentlab may share such information and data with any third party with whom Rentlab has a contractual relationship to provide the requested product, service or functionality on behalf of https://www.rentlab.app users.

Prohibited Uses

You are granted a non-exclusive, non-transferable, revocable license to access and use https://www.rentlab.app strictly in accordance with these terms of use. You agree not to use the Service for any unlawful purpose or in any way that violates these Terms.

Specifically Prohibited Activities: You may not:

• Use the Service for any illegal purpose or in violation of any laws
• Damage, disable, overburden, or impair the Service or interfere with any other party's use of the Service
• Use automated systems (bots, scrapers, crawlers) to access the Service without authorization
• Attempt to gain unauthorized access to our systems, other users' accounts, or any networks connected to the Service
• Resell, redistribute, or provide access to the Service to third parties without our written permission
• Process third-party financial data without proper authorization from the data owner
• Upload or transmit viruses, malware, or any code designed to disrupt or damage the Service
• Reverse engineer, decompile, or attempt to extract the source code of the Service
• Remove, obscure, or alter any proprietary rights notices or trademarks
• Use the Service to violate the privacy rights of others or harvest personal information
• Impersonate any person or entity, or falsely state or misrepresent your affiliation with any person or entity

Violation of these prohibited uses may result in immediate termination of your account and legal action.

Intellectual Property

All content included as part of the Service, such as text, graphics, logos, images, as well as the compilation thereof, and any software used on the Site, is the property of Rentlab or its suppliers and protected by copyright and other laws that protect intellectual property and proprietary rights.

You agree to observe and abide by all copyright and other proprietary notices, legends or other restrictions contained in any such content and will not make any changes thereto.

You will not modify, publish, transmit, reverse engineer, participate in the transfer or sale, create derivative works, or in any way exploit any of the content, in whole or in part, found on the Site. Rentlab content is not for resale. Your use of the Site does not entitle you to make any unauthorized use of any protected content, and in particular you will not delete or alter any proprietary rights or attribution notices in any content.

You will use protected content solely for your personal use, and will make no other use of the content without the express written permission of Rentlab and the copyright owner. You agree that you do not acquire any ownership rights in any protected content. We do not grant you any licenses, express or implied, to the intellectual property of Rentlab or our licensors except as expressly authorized by these Terms.

Trademarks: The Rentlab name, logo, and all related names, logos, product and service names, designs, and slogans are trademarks of Rentlab or its affiliates. You may not use such marks without our prior written permission. All other names, logos, product and service names, designs, and slogans on the Service are the trademarks of their respective owners.

Feedback and Suggestions

If you provide Rentlab with any feedback, suggestions, ideas, or recommendations regarding the Service ("Feedback"), you grant Rentlab a perpetual, irrevocable, worldwide, royalty-free, fully sublicensable license to use, reproduce, modify, adapt, publish, translate, create derivative works from, distribute, and display such Feedback in any form, medium, or technology, whether now known or later developed, without any obligation to compensate you or seek your further approval. You waive any moral rights or attribution rights you may have in the Feedback. This license allows Rentlab to incorporate your Feedback into the Service or develop new products or features based on your suggestions without restriction.

Third Party Accounts

You will be able to connect your Rentlab account to third party accounts. By connecting your Rentlab account to your third party account, you acknowledge and agree that you are consenting to the continuous release of information about you to others (in accordance with your privacy settings on those third party sites). If you do not want information about you to be shared in this manner, do not use this feature.

International Users

The Service is controlled and operated from the United States. If you access the Service from outside the United States, you are responsible for compliance with local laws. By using the Service, you consent to the processing and transfer of your information in and to the United States. Rentlab makes no representations that the Service is appropriate or available in other locations.

European Economic Area (EEA) and United Kingdom: If you are located in the EEA or United Kingdom, you may have additional data protection rights under the General Data Protection Regulation (GDPR) and UK data protection laws. Please refer to our Privacy Policy for information about how we handle personal data and your rights under applicable data protection laws.

Indemnification

You agree to indemnify, defend and hold harmless Rentlab, its officers, directors, employees, agents and third parties, for any losses, costs, liabilities and expenses (including reasonable attorney's fees) relating to or arising out of your use of or inability to use the Site or services, any user postings made by you, your violation of any terms of this Agreement or your violation of any rights of a third party, or your violation of any applicable laws, rules or regulations. Rentlab reserves the right, at its own cost, to assume the exclusive defense and control of any matter otherwise subject to indemnification by you, in which event you will fully cooperate with Rentlab in asserting any available defenses.

Dispute Resolution

In the event of any dispute arising out of or relating to these Terms or your use of the Service, we encourage you to first contact us at help@rentlab.app to seek an informal resolution.

If we cannot resolve the dispute informally, you agree that any legal action or proceeding shall be brought exclusively in the state or federal courts located in California, and you consent to the jurisdiction of such courts. For small claims (typically under $10,000), you may bring an action in your local small claims court.

Liability Disclaimer

No Professional Advice: Rentlab provides accounting tools for informational purposes only and does not provide tax, legal, or financial advice. Users are solely responsible for compliance with applicable tax laws and regulations. You should consult with qualified tax, legal, or financial professionals for advice specific to your situation.

The information, software, products, and services included in or available through the site may include inaccuracies or typographical errors. Changes are periodically added to the information herein. Rentlab and/or its suppliers may make improvements and/or changes in the site at any time.

Rentlab and/or its suppliers make no representations about the suitability, reliability, availability, timeliness, and accuracy of the information, software, products, services and related graphics contained on the site for any purpose. To the maximum extent permitted by applicable law, all such information, software, products, services and related graphics are provided "as is" without warranty or condition of any kind. Rentlab and/or its suppliers hereby disclaim all warranties and conditions with regard to this information, software, products, services and related graphics, including all implied warranties or conditions of merchantability, fitness for a particular purpose, title and non-infringement.

To the maximum extent permitted by applicable law, in no event shall Rentlab and/or its suppliers be liable for any direct, indirect, punitive, incidental, special, consequential damages or any damages whatsoever including, without limitation, damages for loss of use, data or profits, arising out of or in any way connected with the use or performance of the site, with the delay or inability to use the site or related services, the provision of or failure to provide services, or for any information, software, products, services and related graphics obtained through the site, or otherwise arising out of the use of the site, whether based on contract, tort, negligence, strict liability or otherwise, even if Rentlab or any of its suppliers has been advised of the possibility of damages. Because some states/jurisdictions do not allow the exclusion or limitation of liability for consequential or incidental damages, the above limitation may not apply to you. If you are dissatisfied with any portion of the site, or with any of these terms of use, your sole and exclusive remedy is to discontinue using the site.

Damages Cap: To the maximum extent permitted by law, Rentlab's total cumulative liability to you for any and all claims arising out of or related to these Terms or your use of the Service shall not exceed the greater of (a) $100 USD or (b) the total amount paid by you to Rentlab in the twelve (12) months immediately preceding the event giving rise to the liability.

Limitations on Disclaimer: Some jurisdictions do not permit the exclusion or limitation of liability for certain types of damages. The limitations and exclusions in this section do not apply to liability arising from gross negligence, fraud, intentional misconduct, or violations of law that cannot be limited by contract. Where such limitations cannot be excluded by law, our liability is limited to the maximum extent permitted.

Termination/Access Restriction

Rentlab reserves the right, in its sole discretion, to terminate your access to the Site and the related services or any portion thereof at any time, without notice.

Governing Law: To the maximum extent permitted by law, this agreement is governed by and construed in accordance with the laws of the State of California, without regard to its conflict of law principles. You consent to the exclusive jurisdiction and venue of the state and federal courts located in California for all disputes arising out of or relating to these Terms. Use of the Site is unauthorized in any jurisdiction that does not give effect to all provisions of these Terms.

You agree that no joint venture, partnership, employment, or agency relationship exists between you and Rentlab as a result of this agreement or use of the Site.

Rentlab's performance of this agreement is subject to existing laws and legal process, and nothing contained in this agreement is in derogation of Rentlab's right to comply with governmental, court and law enforcement requests or requirements relating to your use of the Site or information provided to or gathered by Rentlab with respect to such use. If any part of this agreement is determined to be invalid or unenforceable pursuant to applicable law including, but not limited to, the warranty disclaimers and liability limitations set forth above, then the invalid or unenforceable provision will be deemed superseded by a valid, enforceable provision that most closely matches the intent of the original provision and the remainder of the agreement shall continue in effect.

Unless otherwise specified herein, this agreement constitutes the entire agreement between the user and Rentlab with respect to the Site and it supersedes all prior or contemporaneous communications and proposals, whether electronic, oral or written, between the user and Rentlab with respect to the Site. A printed version of this agreement and of any notice given in electronic form shall be admissible in judicial or administrative proceedings based upon or relating to this agreement to the same extent and subject to the same conditions as other business documents and records originally generated and maintained in printed form. It is the express wish to the parties that this agreement and all related documents be written in English.

Changes to Terms

Rentlab reserves the right, in its sole discretion, to change the Terms under which https://www.rentlab.app is offered. The most current version of the Terms will supersede all previous versions.

For material changes to these Terms (such as changes to our pricing, liability limitations, or data ownership policies), we will notify you via email at the address associated with your account at least 30 days before the changes take effect. The updated Terms will also be posted on this page with a new "Effective Date." Non-material changes (such as typo corrections or clarifications that do not affect your rights) may be made without notice.

Your continued use of the Service after the effective date of any changes constitutes acceptance of the revised Terms. If you do not agree to the modified Terms, you should discontinue your use of the Service.

Language and Accessibility

These Terms are written in English. Any translations provided are for convenience only. In the event of any conflict between the English version and a translated version, the English version shall govern.
